Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take. This job is usually done by a professional house painter. The painter will assess the walls, clean, and make any necessary repairs or removal of old wall coverings. They will also tape off any adjacent surfaces and cover nearby furniture and floors with drop cloths. Typically, they will apply a layer of primer, then one to three coats of paint, depending on the color and coverage. Once the paint is dry, they take a final walkthrough to inspect and make any necessary touch ups. Thornton House Painting
Two aesthetic things to consider when selecting a finish are how shiny you'd like the surface to be and whether or not you want to hide any imperfections on the surface to be painted. Generally, higher-gloss paint finishes reflect light better than lower-gloss finishes, like eggshell and matte. That makes them shiny, and also causes them to highlight flaws in walls and ceilings. Interview past clients. Talking to former customers is always a good idea. But, to ensure you're getting honest feedback — not just feedback from people who have been handpicked by the painter to sing their praises — ask to speak to the painter's three most recent clients. When you speak to them, ask about specifics. Find out whether the painters showed up on time, protected furniture from paint spills, kept the house clean, completed the project on schedule, and of course, what it cost to paint their house.
Before diving into full exterior paint prep mode, put a test swatch of paint on the surface. And check our tips on selecting the best outdoor paint. Check to make sure that it matches the color you picked out. There's nothing worse than getting halfway across a house before realizing you have the wrong shade of green or that you've been painting the wall in a flat instead of a semi-gloss. At this point all the hardest work is done and you'll soon be able to relax and enjoy the finished product. Check out these hacks for your next painting project.

A simple exterior paint prep step, but one that can save you an immense amount of aggravation. Before you reach for your paint, always make sure you have something close at hand to clean up spills. If you're using latex paint, that will be water and clean rags. If you're using oil or enamel-based paint, you'll need mineral spirits or the thinner recommended by the paint manufacturer. (Check the paint can's label, usually under the Directions for Clean Up.)
Painting the interior of your home can give it a fresh new look. People paint their interiors to revive tired or dirty walls, match a new interior design, brighten a dark room, or to visually change the scope of the area. Because many interiors follow what’s known as a “color story,” or a cohesive color design throughout the home, it’s not uncommon to paint the entirety of a home interior at one time. The average cost to paint a house exterior is $2,500 for a 2,400 sq. ft. two-story home, with most homeowners paying between $1,800 and $3,200. The final cost comes out to around $0.60 to $1.60 per square foot. With so many variables in pricing, you need to take them all into account before coming to your own estimate on how much your painting project will end up costing. House Painting Thornton

Oil-based paint is commonly used for high-moisture areas, such as bathrooms and kitchens, and floors, trims, and moldings, since these areas take more abuse over time than walls do. Typically oil-based paints are less expensive than latex paints, take longer to dry, can create bad odor while drying, and contain more volatile organic compounds (VOCs), which essentially means they're less environmentally friendly. From clean whites and pleasing neutrals to cool blues and vibrant reds, exterior paint colors are your home's calling card to the world. Painting exterior windows depend on the size of the window and the number of panes. To calculate the price for windows larger than 15 sq. ft., add 1’ to each side of the window and then multiply width x length. Add two sq. ft. for each window pane for painting the mullions, muntins, and sash and then multiply your total sq. ft. by $84/100 sq. ft. So a 4’ x 4’ window with 4 panes will come to a total of 44 sq. ft. x $84/100 sq. ft. = $37. House Painting Thornton
If less than half the old paint is left, however, it may be worth stripping it all off. Guertin gets rid of stubborn remnants using shrouded grinders (like the PaintShaver), infrared paint strippers (such as the Speedheater), or chemical strippers (like Multi-Strip), then smooths the wood with a course or two of sanding. When siding (or bank accounts) can't take the shock of a total strip job, Rich O'Neil, of Masterwork Painting in Bedford, Massachusetts, has successfully hidden rough, well-adhered paint under Peel Bond, a thick primer. As you remove the loose paint from your home by sanding and scraping, you'll likely notice individual areas that have become damaged. The damage might be from weather wear and tear, or possibly from animal or insect activity. Regardless of the cause, this is the perfect time to make repairs. This Family Handyman article on exterior paint prep reviews a number of the possible types of damage and how to address them. Once the repairs are done, you can clean off the surface. Sanding dust and debris will come off with a quick wipe down or air spray. But if part of the home is especially dirty — especially from road dirt kicked up by traffic — you may need to scrub the siding, either by hand or with a power washer. If you do opt for power washing, be careful not to spray upward. Always direct the sprayer so that the force of the washer moves in the same direction as rainfall. Your siding was designed to shed rainfall, not protect from water coming at it from below. See How to Pressure Wash a House for more details.
Homeowners are more likely to tackle an interior paint job themselves than to take the DIY route for an exterior paint job. That, plus the cost of the paint itself, means that an interior paint job is generally cheaper than an exterior one. And it can be a great way to refresh your space without buying all new furniture or making more costly and time-consuming renovations. Thornton House Painters

Here’s some painting tips: To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. Keep the open side of the roller frame facing the area that’s already painted. That puts less pressure on the open side of the roller, so you’re less likely to leave paint ridges when doing DIY wall painting. House Painting Thornton
Can you balance blues, whites, and reds on a home exterior without going the full-on patriotic red, white, and blue route? Taylor Cabot, a Portland, Oregon architect, did just that with his 1923 cottage. Saying that he most decidedly "did not want the house to look like an American flag," he went with a deeper, shadier blue for the main body of the house. The red, too, was not a bright patriotic red but, like the blue, was shaded down into a darker maroon.  Thornton House Painting

While some professional painters will charge a flat fee for a painting project, most charge an hourly rate—about $25 to $100 per hour on average. Most painters will charge more for last-minute jobs (think 48 hours' notice or less), travel costs (if you live far away, the painter may want extra money for gas), or intensive prep work (e.g., removing mold or stains before painting). Also, depending on the painter, the rate may or may not include the cost of paint materials such as paint, primer, and supplies.
Every home has details that can be accentuated for amazing looking visual appeal and first impressions.  The key is to not make the wrong details stand out.  Entryways, windows, shutters and other details on the home can be painted to make their design noticeable.  However features such as gutters, downspouts, external air conditioning systems, unevenly proportioned windows and protruding garage doors should not be completed to draw attention to them as this will provide a negative results.
Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time.
Expect paint supply costs to run between 15 percent and 25 percent of the total job. If you're using premium paint, expect to spend between $50 and $100 per gallon. Included in the estimate is the number of gallons that are needed as well as the number of coats that will be applied. Other supplies could include brushes, scaffolding and even power washers, depending on the scope of the paint job. This should be an itemized list that's easy to understand, with every dollar accounted for.

Glossy finish paints also may be a logical choice where an exterior will need to be washed frequently, such as in a climate where wind-blown dust is a problem, or in a home where active kids may soil the siding. But the reflective shininess will also spotlight every bump and imperfection, so for most people, they are not a good choice for large areas of the siding.

If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. They work well to clean painted, varnished or enameled surfaces to improve the adhesion of the new paint. They’re ideal for cleaning greasy or oily areas like kitchen and bathroom walls and removing hand marks around light switches and doorknobs. House Painting Thornton

Prepping a house costs anywhere from $0.50 to $2.50 per square foot. This is almost always included in the total project price. However, the DIYer might negotiate some discounts for completing this work on their own. Be warned, proper prep is key to the quality and durability of the finish. If you do this work yourself, the contractor might no guarantee to finished product.
You can expect to pay between $700 to $3,000 to paint wood siding. You’ll end up spending $1 to $3 per square foot, but typically you’ll find this material is cheaper than brick or vinyl. Wood requires some type of sealant, be it paint, stain or oil. Lumber takes well to a wide variety of coverings giving you endless options for modern, contemporary or classic looks. Some things to consider when choosing wood: Thornton Home Painting
Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600.
Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
