“M. Brett Painting just completed a commercial painting job for me at a major retailer. Being an out of state Property Manager, sometimes you have to rely on gut feelings and trust when contracting someone to do work that you are not going to be around for. M. Brett Painting was so easy to work with from obtaining the bid all the way through the completion of the job. When I visited the site a couple of weeks after completion and saw the quality of work without me looking over their shoulder, I was EXTREMELY pleased. I will definitely use them again when the need for any painting job I need competed in the area.” Thornton House Painting
“On behalf of American International College, I would like to express our sincere gratitude to you and your organization for the support you provided to make the completion of the Dining Commons project a success. This was a challenging project and the extra effort and professionalism displayed by M. Brett Painting Co. played a key role in obtaining our certificate of occupancy. House Painting Thornton

When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk."
Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600. House Painting Thornton
Load flat or eggshell exterior paint color into paint sprayer. Depending on intensity of hue, apply one or two coats of flat or eggshell exterior paint to entire house. Be sure to work your way from top to bottom in a smooth, controlled manner, overlapping each stroke by 8 inches. TIP: When changing exterior color from light to dark or dark to light, start with a coat of primer to ensure proper coverage. Primer is not necessary when a fresh coat of existing color is being applied. House Painting Thornton
The rule of thumb has always been to apply a good coat of primer, sand, then apply your color coats. This is still a good rule to follow, but new paint technologies have combined primer and paint into one product, which manufacturers assert will cut down on the number of coats you will have to apply. This newer paint is more expensive, but may be comparable to the purchase of separate primer and paint. Look at reviews of these newer paints, particular from folks that have used it in your area. Oil-based paint is commonly used for high-moisture areas, such as bathrooms and kitchens, and floors, trims, and moldings, since these areas take more abuse over time than walls do. Typically oil-based paints are less expensive than latex paints, take longer to dry, can create bad odor while drying, and contain more volatile organic compounds (VOCs), which essentially means they're less environmentally friendly. In the same way that you need to be aware of pet activity, your exterior paint prep project will require you to keep shrubs and plants in mind as well. Cleaning paint debris out of bushes is no fun, so use a lightweight canvas tarp to cover up flower beds and shrubbery. But plan on removing the protective covering at the end of each day so that you won't risk killing off the plants you're trying to protect. As you place your ladders and drop cloths, keep an eye open for delicate plants or flowers. Avoid them if possible or if they're fragile, consider relocating them into temporary pots. And definitely protect any water features such as koi ponds or waterfalls. A little bit of preplanning can save lots of aggravation and repairs down the road. House Painting Thornton
Here are some good painting tips: When coverage is difficult to estimate, add more rather than less when doing DIY wall painting. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping.
Homeowners are more likely to tackle an interior paint job themselves than to take the DIY route for an exterior paint job. That, plus the cost of the paint itself, means that an interior paint job is generally cheaper than an exterior one. And it can be a great way to refresh your space without buying all new furniture or making more costly and time-consuming renovations. Thornton House Painters
As you remove the loose paint from your home by sanding and scraping, you'll likely notice individual areas that have become damaged. The damage might be from weather wear and tear, or possibly from animal or insect activity. Regardless of the cause, this is the perfect time to make repairs. This Family Handyman article on exterior paint prep reviews a number of the possible types of damage and how to address them. Once the repairs are done, you can clean off the surface. Sanding dust and debris will come off with a quick wipe down or air spray. But if part of the home is especially dirty — especially from road dirt kicked up by traffic — you may need to scrub the siding, either by hand or with a power washer. If you do opt for power washing, be careful not to spray upward. Always direct the sprayer so that the force of the washer moves in the same direction as rainfall. Your siding was designed to shed rainfall, not protect from water coming at it from below. See How to Pressure Wash a House for more details.

Satin paints require a bit more care during application in order to avoid lap marks. As with interior painting, it is important to keep a wet edge during application. It is important that satin paints be thoroughly mixed before application to keep the resins and pigments in uniform ratio throughout the can. Satin paints should be mixed just before every painting session. Thornton House Painting
Exterior paint prep projects often involve multi-story work. This means you're going to need a ladder or even a scaffold to boost your reach while supporting you safely. Setting up a ladder or scaffold outside is trickier than an interior application. This is because you'll need to take the stability of the ground into account. A ladder which stands steady on a concrete driveway may sink into soft dirt as soon as you put your weight onto it. Or even worse: that ladder may not move at all until you're 10 feet or more in the air.
Get quotes from at least three painters. To answer the ultimate question, how much does it cost to paint a house, you'll want to obtain several bids before deciding who gets your business. Have the painters come to view your property in person before they write you a formal bid. This way there will be no surprises when the painters show up to perform the work. Thornton House Painting
High-gloss paint is the most durable and easiest to clean of all paint sheens. It's ultra-shiny, light-reflective, and hard (think appliance-paint tough). High-glass paint has too much shine for interior walls; you'd find the reflections and drywall flaws distracting. It is a good choice for areas that sticky fingers touch, though, such as cabinets, trim, and doors.
Compare offers. The painter offering the lowest rate may not always be the best painter for the job. Indeed, the total cost isn't the only factor to consider when choosing between multiple bids. You'll want to look at contracts side by side to ensure you're making an apples-to-apples comparison. Are the same materials being used? Are the same services included? Does the painter provide a warranty?
Keep in mind that color can impact the way a room appears in many ways. Light colors may help brighten a darker space. Cool colors will recede visually from the eye, and make a small space appear bigger. Warm colors contract visually, which can make larger spaces appear smaller or more cozy. Combining cool and warm tones in one room - like with accent walls - can visually change the shape of a room, making rectangles look more like squares. Thornton Home Painting
If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made. These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year. Homes that have a great deal of trees can make the property darker and cast shadows onto the home. Individuals will want to avoid darker colors for these situations. Thornton Home Painting
Priming - $30–$40/hour for labor. Many of the materials above need to be primed, but not all do. If you’re changing paint colors from dark to light or light to dark, use a color similar to the top coat. That way you’re less likely to need extra coats over the standard two. Prime with a flat or eggshell paint. You can ask your paint store to add tint to the primer to match it with the top coat color. Hammer in exposed nails and spray them with a metal primer to prevent rust. Thornton House Painters
