When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk." Thornton House Painting
Paper drop cloths: $3 to $5 for 9x12-feet. Paper drop cloths provide a cheap way to cover furniture or windows while painting small, indoor jobs, such as touching up window trim. They're absorbent and textured to hold paint. When you're finished, you can just fold them up and throw them away. However, paper cloths are not the best option for protecting floors since they can tear easily.
Exterior paint prep can be a daunting task to tackle. Depending on the size of the project and your experience level, you might not even know where to begin. Like everything, the best way to start is with a good plan. Identify what parts of the project can be broken into sections and what parts need to be done together. Look for areas that will cause you trouble, so that you can approach them with your eyes open. The planning stage is also the best time to consider testing for lead paint. If you have a house that was built prior to 1979, it's always a good idea to know what you're getting into. This is especially important because it's likely that you'll need to sand or scrape your existing exterior paint during the course of your project. See this Family Handyman article Testing for Lead Paint for more details on how to easily and affordably find out if you have lead paint. House Painting Thornton
Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Do it correctly the first time or you’ll quickly end up spending more to fix peeling and chipping paint. Follow this process before starting on your home's exterior. Keep in mind that the process may vary based on your siding materials: House Painting Thornton
I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house. After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. I went to Sherwin Williams and got the colors. So beware even with a contract and good references.
There have been instances of unscrupulous individuals pouring inexpensive paint into expensive paint buckets and overcharging customers. Make sure you have your painting contractor write exactly what type of paint products will be used to complete the job. Also, if you specify a brand, include that and the exact shade. It may seem silly, but making sure all of this is in writing will save you from misunderstandings and unnecessary obstacles to finishing your renovation. Thornton House Painting
In addition, paint features such as mold and mildew resistance are important cost factors. Many mold-inhibiting bathroom paints, for instance, cost substantially more than ordinary latex-acrylic paint—sometimes close to twice the cost. Also, paints that come with warranties from the manufacturer may be more expensive depending on the length of the warranty. (A two-year warranty is standard.)
Painting the interior of your home can give it a fresh new look. People paint their interiors to revive tired or dirty walls, match a new interior design, brighten a dark room, or to visually change the scope of the area. Because many interiors follow what’s known as a “color story,” or a cohesive color design throughout the home, it’s not uncommon to paint the entirety of a home interior at one time.
Homeowners report that painting a home’s exterior costs an average of $2,911 with a typical range between $1,735 and $4,104. The average price per square foot ranges from $0.50 to $3.50 depending on your location, condition of your exterior and accessibility. Stucco and brick cost an average of $1 per square foot more than vinyl or wood. The average 2,500 square feet home costs an average of $4,000, though it can range from $1,250 to $8,750. Some paints are two-in-one paint and primer products, or so-called "self-priming paints." These paints are designed to seal and cover surfaces in one coat. But, here's the secret: though it's called a paint-and-primer-in-one product, there's actually no primer in the mix—what you're really working with is just a thicker paint that often doesn't perform as well as using separate primer and paint. Tudor-style home exterior paint jobs are characterized by one thing: dark trim against a lighter field wall color. Heidi Nyline of Warline Painting, in Vancouver, British Columbia, notes that these browns and blacks are a shout-out to the Tudor's historical past when the trim was made of natural wood that had been oiled and darkened over time. What really wins the game, though, is the zesty red front door that beckons owners and visitors alike to visit this gorgeous property. House Painting Thornton
While painters’ online profiles provide helpful customer reviews and other information, it’s still important to ask the right questions. Ask whether they have sufficient workman’s compensation insurance to cover any injuries to avoid any potential financial liability. Get in writing the preparatory steps the painter takes to get the house ready for painting — simply painting on top of compromised paint won’t work. And does the work include a warranty? If the paint starts to fade, peel or crack soon after completion, you’ll want recourse.
If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made. These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year. Homes that have a great deal of trees can make the property darker and cast shadows onto the home. Individuals will want to avoid darker colors for these situations. Thornton Home Painting
The average cost to paint a house depends on several variables, but the biggest one is size. The cost to paint the exterior of a 1,500 square-foot home will naturally be lower than the cost to paint a 6,000 square-foot home. A starting point of around $1,000 is a safe bet. But if your home has multiple stories or has old paint that needs to be scraped, you can expect to pay more. Thornton Home Painting
Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry. Depending on whether you're having your interior or exterior painted, the way a contractor applies the paint can make a big difference. For instance, primer is best applied with a brush while certain types of texture are best applied with a spray gun. Make sure the painter is skilled in using spray if you choose that method, as over-spray could become an issue and drive up the overall cost by using more paint. House Painting Thornton

Priming - $30–$40/hour for labor. Many of the materials above need to be primed, but not all do. If you’re changing paint colors from dark to light or light to dark, use a color similar to the top coat. That way you’re less likely to need extra coats over the standard two. Prime with a flat or eggshell paint. You can ask your paint store to add tint to the primer to match it with the top coat color. Hammer in exposed nails and spray them with a metal primer to prevent rust. Thornton House Painters
